SUBJ: Sale of LLPOA Owned Lots

1. The Board of Directors has tasked the Property Committee to oversee the sale of seven tracts of land. Each is a
double lot suitable for building, which, when sold, will be merged into a single, inseparable lot with a Special
Warranty Deed.


2. Bids will be accepted at the office. Bids must be in a sealed envelope with only the individual lot numbers
visible from the outside. The minimum bid on each pair of lots listed below is $39,900.00 Closing costs will be added
to the buyer’s cost at the time of sale.


3. Once the high bids are determined, the Property Committee will make a recommendation to the BoD for the
sale of the properties. The Board will make the final decision on all sales.


4. Although the Association has owned these lots for many years, some were acquired on Quit Claim deeds. Our
attorney is working to resolve any issues to assure the lots have Special Warranty deeds when sold. Bidders may
inquire as to the status of any particular lot. The following lots are for sale:

(1) Lots 765 & 766 on Comanche Trail (0.69 Acres)*

(2) Lots 822 & 823 on Santee Trail (0.99 Acres)*
